The Tenant is responsible for all costs of repair and renovation, including first month's rent. . . . The landlord may add reasonable security deposit. . . . [A]after termination of a rental agreement, this lease shall remain in full force and effect as a lease to occupy the premises for a term of one (1) years. 5.
